Here are some of the most common questions and answers about living in Gunners View Condominium:

Trash is collected on Monday and Thursday.

Recycling is collected on Monday and Wednesday.

All trash must be contained in sealed bags and placed in either of the two common trash dumpsters located in the parking lot. Paper items, aluminum foil products, cans, aluminum, steel, bi-metal glass bottles and jars, plastic bottles, containers, tubs and lids, may be deposited in the recycling toters. Rinse all paper milk, juice and drink cartons and remove their plastic caps. Staples, paper clips, and plastic “windows” do not need to be removed. Secure any shredded paper. All boxes should be broken down. Do NOT recycle plastic bags, plastic wrap, hazardous or toxic product containers, electronics, styrofoam, needles/syringes or home health care supplies.

Dumping of furniture, mattresses, moving boxes, etc. in or around the dumpsters is strictly forbidden. Such items must be taken by to the Montgomery County Transfer Station on Route 355 at Shady Grove Road.

Residents are not permitted to place any containers or bags of any kind in public halls for collections. Anyone who parks his/hers vehicle, or otherwise prohibits a trash pickup by the contractor, will be subject to a fine equivalent to the cost of the missed pickup. Cars parking in front of dumpsters and thus preventing trash pickup are subject to tow.

Owners may request the entry system to be programmed with a phone number of their choice. The cost for programming the entry system is $35. Please contact management and provide your unit address, name and the phone number you wish programmed. You must also indicate that you authorize the $35 charge be assessed against your association account. Once programmed, the entry system will ring to your programmed phone and granting access is as easy as hitting the number 9 on your phone’s keypad!

Replacement door keys may be obtained through the management office for a cost of $10 per key.

The Association contracts with Brody Pest Control for extermination services. Any owner may call Brody Pest Control at 888-886-5113 or email brodypestcontrol@gmail.com to be added to the schedule for inspection and treatment of regular household pests. Note, bed bugs are not included in the cost of the contract and treatment would be at the unit owner’s expense.

The use of charcoal burners is a violation of the Fire Prevention Code and will not be permitted on the balconies due to danger of fire and smoke and a disturbance to neighbors.

Any resident witnessed cooking on the balcony, of any type, charcoal, electric, etc., will result in the owner being fined $250.00. Every subsequent offense will result in a fine double the previous fine. This fine will be imposed in addition to any Fire Department fine. This fine will not be  dependent on a Fire Department report; only a witness willing to document the event.

Approval is not required but all windows and doors must be replaced to match the original style and color as closely as possible. All doors and windows must be replaced in brown. White doors/windows are not permitted.

Each unit is assigned “RESERVED” for their use one space. The Board may re-assign any space or amend this policy for any reasonable reason. It is the responsibility and right of the resident of that unit to whom the assigned space is assigned to call the towing company designated by the Association, when someone other than the resident’s vehicle is parked in the assigned space.

The present authorized towing company is Diversified Recovery 301-881-8035. The authorized towing company will always be posted at the entrance to the community. The towing company will require the resident’s signature to authorize the tow. The vehicle owner will assume all responsibility for the risk and expense of the tow.

Spaces not designated ”RESERVED” shall be designated “VISITOR” or left unmarked and shall be available for use by any unit owner, resident, tenant, guest or invitee on a first come first served basis.

No animals or reptiles of any kind shall be raised, bred, or kept in any Unit or in the common elements, except that dogs, cats or other household pets, not to exceed one per Unit.

Additional domestic pets maybe kept with the written approval of the Board of Directors. All allowed pets may be kept in a Unit subject to these Regulations or as may be adopted by the Board of Directors.

No pet(s) may be kept, bred, or maintained for any commercial purposes. No pet may be allowed which causes or creates a nuisance or unreasonable disturbance. Such pet shall be permanently removed from the property upon three (3) days written notice from the Board of Directors. 

In no event shall any pet be permitted in any portion of the common elements, unless carried or on a leash. No pet over 35 pounds in weight will be permitted as of 5/1/04, except for those already in residence as of that date.

To keep water and sewer costs down, the Gunners View Condominium Board of Directors has recently partnered with Water Savings, Inc. (WSI) to provide FREE upgrades to every unit’s plumbing, as well as FREE in­ unit leak inspection services.

WSI will perform repairs to leaking faucets, toilets, and diverters at no cost to the resident/owner of the unit. Responsibility for repairs to any leaks which cannot be addressed by WSI is dependent upon the origin of the leak. If a leak originates from one unit’s plumbing/fixtures, that unit owner is responsible for the cost of repairs to the leak and all associated damage up to the Association’s master insurance deductible.

If the leak originates from a plumbing line that serves multiple units, the Association is responsible for all associated costs.

Any leaks affecting multiple units should be reported promptly to Management.
